We are seeking a highly skilled and proactive individual to join our team as a Technical & Operations Manager. This role will be based in Germany and will be responsible for overseeing the management and coordination of all facility operations while also managing the fit out and building renovation projects for our clients.

Responsibilities

Facilities Management

• Ensure the smooth operation and maintenance of all facilities under your responsibility.
• Develop and implement preventive maintenance programs and schedules for all building systems and equipment.
• Oversee repairs, renovations, and upgrades to ensure compliance with local regulations and industry standards.
• Manage and negotiate contracts with vendors and service providers.
• Conduct regular inspections to identify potential issues and address them proactively.
• Develop and manage the facilities budget, including cost control and expenditure forecasting.
  
  

Fit out and building renovation Project Management in IFM scope:

• Manage the end-to-end fit out and building renovation projects in various disciplines such as mechanical, electrical, construction, office renovation, ensuring they are completed on time, within budget, and to the client's specifications.
• Collaborate with clients, architects, contractors, and consultants to develop project plans, designs, and schedules.
• Coordinate and oversee the construction and installation processes ensuring compliance with contractual requirements.
• Monitor and report progress, identify and resolve issues, and manage change requests.
• Conduct quality checks to ensure adherence to project specifications and standards.
• Manage and control project budgets, including cost estimation, tracking, and reporting.
• Ensure compliance with health and safety regulations throughout the project lifespan.
  
  

Requirements

• Bachelor's degree in Facility Management, Engineering, Architecture, or a related field.
• Proven experience in facilities management and fit out project management in commercial real estate or related industries.
• Good understanding of local regulations, building codes, and industry standards in Germany.
• Strong project management skills, including the ability to manage multiple projects simultaneously.
• Excellent communication and interpersonal skills to effectively liaise with clients, contractors, and stakeholders.
• Strong organizational and problem-solving abilities.
• Proficient in project management software and other relevant tools.
• German language skills are required, along with English proficiency.

Wir suchen eine hochqualifizierte und proaktive Person, die unserem Team als Leiter Facility Management und Projektmanager für den Innenausbau beitreten möchte. Diese Position ist in Deutschland angesiedelt und ist verantwortlich für die Überwachung und Koordination aller Facility-Operationen sowie das Management von Innenausbauprojekten für unsere Kunden.

Aufgaben

Facility Management

• Gewährleistung eines reibungslosen Betriebs und der Instandhaltung aller unter Ihrer Verantwortung stehenden Einrichtungen.
• Entwicklung und Implementierung präventiver Instandhaltungsprogramme und -pläne für alle Gebäudesysteme und -ausrüstungen.
• Überwachung von Reparaturen, Renovierungen und Upgrades zur Einhaltung lokaler Vorschriften und Branchenstandards.
• Verwaltung und Verhandlung von Verträgen mit Lieferanten und Dienstleistern.
• Regelmäßige Inspektionen zur Identifizierung potenzieller Probleme und proaktive Lösungsfindung.
• Entwicklung und Verwaltung des Facility-Budgets, einschließlich Kostenkontrolle und Ausgabenprognose.
  
  

Projektmanagement Innenausbau

• Leitung der gesamten Projektabwicklung für Innenausbauprojekte, um sicherzustellen, dass sie termingerecht, innerhalb des Budgets und nach den Vorgaben des Kunden abgeschlossen werden.
• Zusammenarbeit mit Kunden, Architekten, Auftragnehmern und Beratern zur Entwicklung von Projektplänen, Designs und Zeitplänen.
• Koordination und Überwachung der Bau- und Installationsprozesse zur Einhaltung vertraglicher Anforderungen.
• Überwachung und Berichterstattung über den Fortschritt, Identifizierung und Behebung von Problemen sowie Verwaltung von Änderungsanfragen.
• Durchführung von Qualitätskontrollen zur Sicherstellung der Einhaltung von Projektspezifikationen und -standards.
• Verwaltung und Kontrolle der Projektbudgets, einschließlich Kostenkalkulation, -verfolgung und -berichterstattung.
• Sicherstellung der Einhaltung von Gesundheits- und Sicherheitsvorschriften während des gesamten Projektlebenszyklus.
  
  

Anforderungen

• Bachelor-Abschluss in Facility Management, Ingenieurwesen, Architektur oder einem verwandten Bereich.
• Nachgewiesene Erfahrung im Facility Management und Projektmanagement für den Innenausbau in der Gewerbeimmobilienbranche oder verwandten Industrien.
• Gutes Verständnis der lokalen Vorschriften, Bauvorschriften und Branchenstandards in Deutschland.
• Starke Projektmanagementfähigkeiten, einschließlich der Fähigkeit, mehrere Projekte gleichzeitig zu managen.
• Ausgezeichnete Kommunikations- und zwischenmenschliche Fähigkeiten, um effektiv mit Kunden, Auftragnehmern und Stakeholdern zusammenzuarbeiten.
• Starke organisatorische und Problemlösungsfähigkeiten.
• Erfahrung im Umgang mit Projektmanagementsoftware und anderen relevanten Tools.
• Deutschkenntnisse sind erforderlich, sowie gute Englischkenntnisse.
