  • ABERDEEN ASSET MANAGEMENT – Theale

    -

An AAM scheme developing a scheme for local industry use on a site with offices on. The scheme has added complications as the submission to the council requires a change of use permission. This means that the demolition cannot start until the approval has been granted. There is a fair amount of remediation required on the site including a buried oil tank. We suspect this has been leaking but without demolishing the building we cannot know to what extent. Until we get approval this scheme…

This included: working with the architect in South Africa, managing the tender process (producing the documents through to appointing the contractor and managing the contract). The fit outs were completed to a very high standard to match the look and feel of Investec worldwide. It was important that the office could close on Friday evening and pick up for business on Monday morning without any discrepancies. The project required many different specialists working together to satisfy the client and end user while always paying attention to detail. Natascha was the chief contact for this building and dealt directly with the Landlord on the Cat A works and their snagging list. Despite a constant battle with the landlord the office is running on schedule and will complete on time to the required standard.

Project manager in charge of delivering a major mixed use scheme up to and beyond planning application submission on behalf of Spenhill (the development arm of Tesco Store Ltd). The proposals for the Sittingbourne scheme included the creation of retail mall, leisure and residential space on a site linked to the town centre by an active retail raft bridge over local railway lines into a significant area of public space. The creation of the site involved relocation of an existing industrial park, residential building in a flood plain, a neighbouring protected wildlife habitat of European interest, town centre car parking, significant infrastructure upgrading and site remodelling together with the creation of the raft structure across rail lines. This scheme was originally valued at £750m+ but was reduced significantly in the recession. This has lead to an understanding of modular buildings, train stations, retail and residential space and their different requirements, i.e. access, amenities and space uses. As Project Manager and Tenant Liaison on the scheme, the role includes the management of Planners, Designers & Contractors, Highways, and Environmental Services. At one point, there were 40 different consultancies involved including five different architecture firms. In 2008 £8m was spent on fees alone.
