    The Customer Resource Center (CRC) is at the heart of an organizational transformation that is embracing two strategic differentiators of Irvine Company Apartments; Hyper Portfolio Density and a Hold Forever Asset Strategy.

    The CRC provides a centralized function aimed at prospect and resident service excellence. Resident accounting and other administrative functions are being transitioned to this central service to drive greater consistency, higher quality and improved service.

    At its core, the technology used to enable this new function is a Cisco IP telephony system that is paired with a CRM system (Aptean's Pivotal). The phone system utilizes intelligent call routing capabilities to ensure all calls are directed and redirected appropriately with minimal use of phone trees. Recognized numbers are automatically passed to the CRM and customer records are presented to the customer service representative when the call is answered.

    The CRM is tracking each interaction and has been built to enable marketing, sales and service. Pivotal provides the ability to capture and track prospect interaction, with integration to the property management system, RealPage. It also enables the ability to answer property questions, provide brochures, schedule onsite appointments, capture resident issues, log maintenance service requests and launch the leasing process.

    A lock-box service, provided by Wells Fargo, was also deployed as part of the CRC, providing centralization and automation to the high volume and repetitive tasks associated with accepting rent payment via check, The lock-box was integrated to RealPage for payment processing. Lock-box roll-out has driven increased adoption of rent payment via the resident portal.

    - Mobile Inspection Management technology, from InfoTycoon, that leverages cloud-based software and mobile devices to automate move in/out surveys, property inspections and detailed asset attribute collection.

    - Digital Property Tours to allow for an immersive, propsect portal based, property experience leveraging 360 degree photo tours powered by Google, virtual property tours powered by Floored (testing with Oculus Rift), aerial property videos and TouchTour touch screens by Engrain.

    - Digital Signatures (DocuSign) to enable a fully paperless process for lease and contract execution. Greatly reduced document cycle times, occurrences of lost documents, expedited mail costs, and associated time spend preparing and sending physical documents by leveraging a secure, audit-able cloud-based solution with integration to SharePoint. 20,000 envelopes processed in the first year. 90% of transactions completed in under 1 week.

    - Cloud based file storage and sharing (ShareFile by Citrix) to enable a secure method for providing access to digital assets from a variety of mobile devices. Over 700 users transferring 10GB of data per day.

    - Conference center audio/visual solution, including video conferencing, to enable a new, nearly 2500 sq. ft. corporate conference center.

    Project One also included a Custom Guest Card that is the seed of a divisional CRM capability that will improve marketing and sales operations through enhanced information and increased traceability of interactions with prospects and residents.

    Piloted YieldStar revenue management at seven properties, with sister control properties in key sub-markets. We declined to move forward with the pilot.
