Assistant Property Manager Position Overview

The Assistant Property Manager is to assist the property manager in effectively managing the assigned community. In the property manager’s absence, the Assistant Manager will assume all responsibilities associated with accomplishing community objectives as set forth by the property manager, Regional Property Manager and the property owner.

How You'll Contribute To The Workplace

Include the following, but are not limited to:

  • Leasing
    • Greet prospects. Train all leasing associates for that property
    • Manage the application process for residents
    • Assist prospective residents with application as needed
    • Ensure follow-up with all resident prospects and applicants in a timely manner
    • Ensure apartments are market-ready
    • Train leasing associates for that property
    • Ensure leasing team and office are ready to open office daily
    • Distribute all company or community-issued notices timely, as necessary
    • Ensure apartments are ready to move-in on agreed date
    • Monitor lease renewals. Distribute and follow-up on lease renewal notices
    • Secure resident signature(s) on appropriate paperwork prior to move in. Orient new residents to community
    • Assume Property Manager’s duties/authority in absence of immediate supervisor in accordance to company guidelines
    • Represent the company in a professional manner at all times
  • Resident Retention
    • Receive all telephone calls and in-person visits
    • Listen to all resident’s requests, concerns and comments
    • Timely and accurately complete maintenance service requests and timely inform maintenance team of service requests
    • Ensure all maintenance repairs are handled satisfactorily by following up with residents on a weekly basis after maintenance work is performed
    • Maintain open communication with Property Manager, Maintenance Supervisor, and Maintenance technicians
    • Contribute to cleanliness and curb appeal of the community on continuing basis
    • Assist in planning resident functions as directed by the Property Manager
    • Enforce policies of the community
  • Administrative
    • Know how to effectively operate computers and the company software
    • Understand the lease and credit report application processes
    • Accept rental payments and post rents timely and accurately
    • Comply with all federal, state and company policies, procedures and regulations
    • Record monies collected and prepare bank deposit
    • Ensure that all proper and legal documents are received, current, accurately verified and entered into the computer
    • Assist in lease transactions

Education And/or Experience

  • Position prefers a minimum two (2) years’ experience in residential property management
