Building Engineer

Position Overview:

The Building Engineer is responsible for the overall maintenance and upkeep of an 11-story Class A office building. This position requires a thorough understanding of building systems, safety practices, and general maintenance procedures. The Building Engineer must have a strong knowledge of commercial office building systems.

Key Job Responsibilities:

• Inspect and preform preventative maintenance on all building systems and equipment, including heating, ventilation, and air conditioning (HVAC), plumbing, electrical, and security systems.
• Work with the building BAS system.
• Respond to all emergency maintenance requests.
• Monitor building equipment to ensure proper operation.
• Ability to troubleshoot and repair a variety of building systems, and make repairs or contact appropriate vendor for service.
• Respond to tenant requests in a timely manner.
• Ability to communicate effectively and in a professional manner with building tenants.
• Prepare monthly operations reports for owner.
• Ensure that the building meets all safety and health regulations.
• Coordinate with outside vendors and contractors for maintenance services.
• Manage contracts with outside vendors and contractors and ensure that all work is being performed per the scope of work outlined in contract.
• Manage the building’s inventory of equipment and supplies and order new items as necessary.
• Oversee capital improvement projects.
• Assist property manager with operating budget and capital improvement budget.

Education and Work Experience Requirements:

• High school education or equivalent

• 5-10 years of working experience in facilities maintenance

• Strong knowledge of HVAC, electrical and plumbing. Experience with chiller plants a plus.

• Must demonstrate strong communication and interpersonal skills; customer service oriented

• Must be organized, detail oriented, self-motivated, and able to multi-task

• Ability to push/lift 75 pounds

• Ability to climb ladders

• Bending at waist, sitting, kneeling, climbing, walking, crouching as job may require

• Working around lubricants, solvents, batteries, cleaning fluids, paints
