Role
Manage the overall preconstruction process for. This individual serves as the direct representation at the Architect-Owner-CM team during the Pre-Construction phase and should intimately understand the dynamics of the project. Our Senior Estimators work independently or part of a team depending on workload and complexity of projects.
Responsibilities
1. Attend regular preconstruction (weekly, bi-weekly, monthly) meetings with project team to stay at the forefront of overall issues and progress. Report any exposures to the project team.
2. Develop cost estimates and provide value engineering/budget management at multiple stages of document development throughout the pre-construction phase.
3. Analyze and interpret bid documents to define all scopes of work required to complete potential projects. Ensure that there are no gaps or overlaps in scope.
4. Complete plan and specification constructability and coordination reviews.
5. For self-perform work, complete quantity take-off, estimate labor, material, and equipment costs to develop complete estimate for work to be performed.
6. Prepare (independently or with assistance) all required bidding materials during pre- construction including but not limited to: scheduling, phasing / logistics plans, pre-bid videos, etc.
7. Collaborate with office and field personnel regularly to capitalize on the wealth of expertise.
8. Collaborate with subcontractors and suppliers to ensure complete and adequate
coverage for all scopes of work. Senior Estimators should have strong subcontractor relationships.
9. Prepare hard bid estimates or CM @ Risk GMP’s complete, ensuring any cost
exposures have been clearly identified and addressed.
10. For awarded projects, perform final scope evaluation / leveling and buy-out of all subcontractors and suppliers.
11. Attend meetings and assist in development of CM @ Risk proposals. Participate in project interviews as required.
12. Attend monthly job cost projection meetings to provide guidance and procurement updates. Evaluate potential cost overages to incorporate knowledge into future estimates.
Required Skills
1. Critical thinking/analysis and understanding how to build
2. Clear communication and efficient time management
3. Comprehensive understanding of complex construction plans and specifications
Required Experience
1. Bachelor of Science or equivalent combinations of technical training and/or equivalent experience
2. 10+ years’ experience in construction estimating
3. Proven track record of estimating projects $30M+
4. High proficiency in Microsoft Excel, Quantity Take-off Software, and Estimating Software
(CI uses Planswift, Insite, and Sage Estimating)
