Director of Land Acquisition & Development

ICI Homes is currently seeking to hire an experienced, talented and results-driven Director of Land Acquisition and Development who will lead role in identifying improved lots or land parcels (that align with the company’s product lines and market niches) for acquisition and development. Will work closely with corporate management team regarding negotiations and administering the purchase documentation, financial analysis and due diligence processes, title insurance matters and monitoring pre-closing compliance process. Works with land development department through permitting, entitlement and land development process. Position requires the use of independent judgement and discretion in accomplishing position duties.

• Assist in development and implementation of business plan strategies, including monitoring/documenting land acquisition issues and the formulation of solutions
• Prepare/update annual objectives, budgets and schedules for assigned communities and/or projects
• Prepare land acquisition status reports versus business plan assumptions containing acquisition strategy/financial projections, schedules, etc.
• Works closely with all Divisions and corporate staff as necessary performing at every level necessary to acquire, evaluate, conduct due diligence and feasibility on the land and working through the process from inception to project completion to fulfill the goals of the division
• Maintains strong relationships with land brokerage community and acts as company liaison with broker community contacts and continually seeks to establish new broker as well as land owner relationships
• Ensure adherence to contractual obligations as related to land acquisitions
• Proactively assesses land inventory needs and communicates recommendations and solutions
• Carries out contract negotiations through terms reviewed and approved by corporate management .
• Analyzes land development proformas

Position Requirements

• Bachelors degree in real estate, business or related real estate field required
• Minimum 5 years of experience in land acquisition, land development, marketing and/or management positions with residential or land development firms or consulting firms serving real estate industry
• Travel required; use of personal vehicle required
• Strong land development and residential construction background skills
• Knowledge of sales/negotiating principles and real estate
• Must have initiative and be able to achieve objectives with minimal supervision
