Director of Residential Property Management

Arcadia Management Services, Co. is hiring a Director of Residential Property Management to oversee our multi-family portfolio of 2,300 units in San Jose, California. Reporting directly to the President, this position is responsible for managing all aspects of our multi-family apartment portfolio.

Arcadia Management Services, Co is a privately-owned property management company that has been doing business in San Jose for over 60 years. We specialize in the professional management of residential and commercial properties. We offer a level of service that can only be provided by a dedicated staff of management and maintenance professionals. WHO WE NEED

We have high standards. We are looking for an exceptional leader who can both direct our team of dedicated and hardworking onsite apartment professionals and work closely with the corporate executive management team. The right candidate will routinely and effortlessly pivot between being onsite and in the corporate office. They will share in our passion to provide a great working environment for our employees, an exceptional community for our residents all while maintaining a highly collaborative approach with the President, HR, IT, Finance and Accounting.


RESPONSIBILITIES


Leadership and Team Management:

  • Lead and mentor a team of property managers, leasing agents, maintenance staff, and administrative personnel.
  • Provide guidance, training, and support to ensure high performance and adherence to company policies and procedures.
  • Foster a collaborative and inclusive work environment that promotes teamwork, innovation, and professional growth.
  • Provide regular updates to the management team on project progress, including milestones achieved, challenges encountered, and proposed solutions.
  • Coordinate meetings, presentations, and reports for management, ensuring that information is conveyed accurately and comprehensively.
  • Collaborate with various departments on a variety of projects and day to day operational items.
  • Stay informed about industry trends, company policies, and organizational changes, and communicate relevant updates to both management and the team.
  • Uphold confidentiality and discretion when handling sensitive information, ensuring that communication with management maintains the highest standards of professionalism and integrity.


Operational Management:

  • Develop and implement effective property management strategies to optimize the performance and profitability of residential properties.
  • Oversee all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations.
  • Conduct regular property inspections to ensure compliance with safety, cleanliness, and maintenance standards.
  • Monitor market trends and competitor activities to identify opportunities for improvement and innovation.


Financial Management:

  • Develop and manage property and capex budgets, forecasts, and financial reports to achieve revenue and expense targets.
  • Analyze property performance metrics and implement cost-saving initiatives to improve operational efficiency.
  • Negotiate contracts and agreements with vendors, contractors, and service providers to obtain competitive pricing and quality services.


Tenant Relations:

  • Maintain positive relationships with tenants through effective communication, prompt resolution of issues, and proactive engagement.
  • Address tenant inquiries, complaints, and requests in a professional and timely manner, ensuring high levels of tenant satisfaction and retention.
  • Implement tenant retention strategies, including community events, amenities, and services to enhance the residential living experience.


Compliance and Risk Management:

  • Ensure compliance with local, state, and federal regulations governing residential property management, including fair housing laws, lease agreements, and safety standards.
  • Mitigate risks associated with property ownership and management by implementing appropriate policies, procedures, and insurance coverage.
  • Collaborate with legal counsel as needed to address legal matters, disputes, and evictions in accordance with applicable laws and regulations.


QUALIFICATIONS

  • Bachelor’s degree in business administration, Real Estate Management, or related field; advanced degree preferred.
  • Minimum of 10 years of experience in residential property management, with at least 3 years in a leadership or director-level role.
  • Strong knowledge of property management principles, practices, and industry trends.
  • Experience in managing long-term hold assets. 
  • Excellent leadership, interpersonal, and communication skills.
  • Proven ability to effectively manage teams, budgets, and operational processes.
  • Sound decision-making and problem-solving abilities.
  • Proficiency in property management software (Yardi, preferred) and Microsoft Office Suite.
  • Relevant professional certifications (e.g., Certified Property Manager - CPM) preferred.
  • Valid CA real estate license.

PAY RANGE

The pay range for this position is expected to be $180,000 - $210,000 per year plus an annual discretionary bonus plan; however, base pay offered may vary depending on multiple individualized factors, including job-related knowledge, skills, and experience.
