The Director, Real Estate Services will possess a strong background in deriving real estate strategy for occupiers with a focus on retailers, expert competency in negotiating and executing complex transactions in a fast-paced, high-volume environment, excellent project management skills, and the ability to foster long-term client relationships. This role is responsible for project execution, both as an individual contributor and project lead for lease restructurings, property dispositions, lease terminations, new store rollouts and site selection, equity and debt investments, and valuations.

Key Responsibilities

Real Estate Strategy and Execution:

  • Derive, advise, and execute comprehensive real estate strategies for client portfolios in all phases of the business life cycle, including distressed organizations pursuing out-of-court restructurings/navigating bankruptcy and healthy organizations seeking to grow and optimize their real estate holdings.
  • Ensure all real estate transactions are executed in a manner consistent with client expectations, project goals, and the standards upheld by the real estate services group, both as an individual contributor and project lead.
  • Optimize client occupancy costs through innovative and efficient strategies to enhance client profitability and rationalize portfolio risk.

Negotiation And Deal Making

  • Lead high-stakes negotiations and execute a high volume of complex portfolio optimization transactions.
  • Secure highly favorable terms and conditions for clients by leveraging deep market knowledge, industry relationships, and business acumen.

Project Leadership

  • Serve as the senior project lead for complex client accounts requiring coordinated engagement across multiple team members.
  • Manage and direct cross-functional teams to ensure seamless and effective delivery of client services.
  • Guarantee the successful completion of projects on time, aligned with desired value creation metrics, and meeting or exceeding client expectations.

Client Relationship Management

  • Function as the primary account executive for key client relationships, providing strategic advisory and exceptional service.
  • Develop and sustain strong, long-term client relationships through proactive communication and tailored service delivery.
  • Identify and anticipate client needs, delivering sophisticated real estate solutions that address their unique challenges.

Revenue Generation

  • Drive profitable revenue growth in pursuit of the real estate service group’s monthly, quarterly, and annual budget/forecast targets.
  • Regularly monitor and report on revenue performance, timing, and incremental opportunities for assigned client accounts and projects; adapt strategies as necessary to achieve targets.

Qualifications

  • Bachelor’s degree in real estate, business administration, finance, or a related field; master’s degree preferred.
  • Minimum of 15 years of experience in retail real estate management, with a proven track record of success in leading complex real estate portfolios.
  • Strong knowledge of commercial real estate principles, practices, and market dynamics.
  • Expert negotiation skills and the ability to influence and persuade stakeholders at all levels.
  • Excellent communication, presentation, and interpersonal skills, with the ability to build rapport and credibility with clients and internal stakeholders.
  • Strong analytical and problem-solving skills, with a strategic mindset and the ability to think critically and creatively.
  • Proficiency in real estate management software and Microsoft Office Suite.
