Your Role at Raising Cane’s:

The Real Estate Manager role will perform & execute all tasks and projects associated with our Lease Renewal Program and work closely with operations, facilities, legal and lease administration to provide real estate management support to our existing Restaurant Portfolio. This position will prioritize the assessment of and the execution/re-negotiation of Restaurant leases that are nearing the end of their current term. The Lease Renewal Program provides a comprehensive long-term strategic plan for evaluating location specific deal points and determining execution plans that align with the Company’s goals and objectives. Will also provide support for any real estate related issues associated with our existing portfolio of Restaurants.

Your Impact and Responsibilities:

  • Collaborate closely with Capital Projects, Facilities, Real Estate Managers and our broker network to develop individual strategies for each of our existing portfolio Restaurants, beginning three years prior to lease expiration.
  • Renewal strategies will consist of purchase options of the property, relocation options and recommendation of renewal terms.
  • Renewals will consider multiple factors including the long-term viability of the trade area, building condition, capacity and Brand image, fair market value of the property vs trade area and the potential to relocate.
  • Standardize and continuously improve trade area evaluation and lease renewal or relocation criteria and sales forecasting and sales transfer models. Identify and continuously develop data resources for analyzing trade area sales generators and trade area evolution.
  • In conjunction with the Finance Department, create and continuously update methods for analyzing the sales performance of existing Restaurants versus trade area expectations.
  • Identify Restaurants with high sales volume and early portfolio action opportunities to ensure long-term success in the market.
  • Provides full economic analysis of options for the subject Restaurant, which includes Fair Market Value of ground lease, facilities feedback on building condition and long-term viability, Brand image, and relocation options.
  • Produces packages for lease renewal REC presentations utilizing Lease Program Renewal approach.
  • Negotiates purchase terms, lease terms or relocation site acquisition based on direction from real estate committee.
  • Lease extension or re-negotiation - Coordinate with Legal and Lease Administration teams when negotiating extension of existing lease.
  • Relocation - Partner with the Development team to complete all due diligence efforts and ensure the timely development of the new Restaurant. Responsibilities include determining site feasibility, the acquisition of all required approvals, and development pro-forma budgeting. As used herein, the Development team includes outside professionals such as brokers, attorneys, architects, engineers, environmental consultants, and certain third-party vendors.
  • Provide the Finance and Accounting Departments all information regarding the financial obligations associated with lease renewal, or relocation, contracts.
  • Ensure all information regarding our contract obligations is provided to all departments involved with the execution of those obligations. Place particular emphasis on assisting the Accounting Department in meeting all contract-related monetary obligations.
  • Spokesperson for the Company in all communications with landlords and their representatives.


Requirements for Success:

  • 5+ years of experience in corporate real estate
  • Experience in lease renewal and portfolio management with multi-unit restaurant or retail operator
  • Exemplary verbal and written language and grammatical skills, including the ability to interpret and abstract complex lease documents, and negotiate final lease terms with landlords and their attorneys
  • Bachelor’s degree in business or related field required
  • Detail-oriented, organized, and able to manage multiple and changing priorities
  • Self-driven, flexible, and highly energetic with strong written and verbal communication skills
  • Able to work effectively and efficiently both independently and collaboratively
  • Microsoft Proficient: Excel, PowerPoint, Outlook, and Word
  • Able to work at the Dallas Restaurant Support Office located in Plano, TX
