TENANT COORDINATOR/TENANT CONSTRUCTION MANAGER


DUTIES AND RESPONSIBILITIES: The Tenant Construction Managers are part of the Development Services Department.  The TCM will be expected to communicate effectively with internal stakeholders, including staff across a variety of disciplines and departments, including Leasing, Property Management, and Accounting, as well as external stakeholders such as Tenants, Contractors, and Consultants. The TCM plays a vital role in Tenant projects from the initial lease negotiation phase through fit-out design, permitting, construction, and ultimately tenant opening. The TCM will support projects across the company’s property portfolios. 


The position will include the following responsibilities: 


  • Assist with creating and maintaining design and construction standards for each property.
  • Collaborate with Leasing team on deal negotiation, preparation of construction work exhibits to outline Landlord and Tenant deliverables and establish critical lease dates.
  • Assist the Development Manager/Project Manager with the development of budgets and schedules for Landlord deliverables on each deal.
  • Develop project schedules with tenants for the design and construction process. 
  • Review all Tenant plans to ensure compliance with lease requirements and coordinate with the Landlord’s deliverables and the Tenant Design Criteria for the property. 
  • Monitor Tenant construction, making sure it is progressing on schedule. 
  • Track critical Lease dates and Tenant schedules and prepare a status report on the Landlord’s Work construction and Tenant Coordination efforts.  
  • Ensure Landlord delivery requirements are met by critical lease dates.
  • Monitor the Landlord's construction work to ensure it progresses on time and budget. 
  • Provide schedule updates to the Development Manager, Property Manager, and Leasing team and notify them of schedule changes, delays, etc. 
  • Oversee the construction of tenant space build-out from the Landlord’s work to the turnover of premises to the observation of the Tenant’s Work.   
  • Manager Landlord turnover and Tenant possession of premises. 
  • Provide guidance to Tenants and Tenants' contractors and consultants to facilitate Tenants' fit-out design, permitting, and construction, build a strong relationship between Landlord and Tenant, and ensure Tenants can open on time. 


  1. Required Skills

Successful Candidates must have the following skills:

  • working knowledge of MS Project; proficient with Microsoft Office applications including Word, Excel, and PowerPoint; 
  • Strong written and verbal communication skills;
  • Must be able to read and interpret construction drawings, including all disciplines (architectural, structural, civil/site, MEP, FP).
  • Knowledge of AutoCAD and prior experience with cost estimating is a plus. 
  • Willingness to travel regionally and nationally.

3+ years of equivalent work experience in Commercial Retail Construction.

B.S. in Architectural Studies, Engineering, Construction Management, Building Technology, or a similar field.
