Position Description:

Responsible for scouting and developing successful new locations for purchase through site selection, lease negotiation, market analysis and effective management of internal and external relationships.

Essential Duties and Responsibilities:

  • Performs feasibility analysis of potential projects and partners with key stakeholders including finance department, retail clients, food services clients, housing and education clients.
  • Negotiates key business points for acquisition of approved sites.
  • Analyzes due diligence materials and reports for potential acquisitions.
  • Responsible for appropriate creation and management of assigned budget.
  • Leads scouting of new locations to purchase for various business lines for both internal and external clients.
  • Leads scouting of redevelopment and new development opportunities for all clients and business lines in conjunction with President.
  • Analyzes ROI and assists with development proformas for property purchases and sale/leaseback opportunities.
  • Reviews and approves change orders for construction related projects.
  • Effectively builds relationships with key operations executives in order to analyze targeted trade areas and evaluate solid real estate opportunities.
  • Provides final approval and sign off of all Letters of Intent (LOI’s), leases and Purchase and Sale Agreements (PSA’s).
  • Works directly with property owners, sellers, municipal representatives and other real estate professionals involved with the development and redevelopment of new locations.
  • Attends all trade association events, networking opportunities and speaking engagements as needed and in conjunction with the President or other stakeholders.
  • Leads and oversees construction department, meets critical dates and deadlines to ensure client milestones are met.
  • Works in conjunction with Real Estate Rep, Real Estate Manager and key stakeholders to identify successful locations and analysis of key indicators.
  • Conducts physical inspection of potential locations, including the investigation of all key risk factors (i.e., population, income, access, visibility, competition, co-tenancy, etc.)
  • Conducts regular job site inspections and visits all sites under construction, or pre-construction.
  • Conducts and attends internal construction meetings.
  • Continually participates in preparation and strategizing of long-term growth planning.
  • Responsible for performance management (coaching, discipline, performance improvement plans, and annual reviews), staffing, compensation, and development of team members.
  • Plays critical role in driving company culture change efforts and change management processes.
  • Performs other related duties, as assigned.

Minimum Qualifications (Education, Experience, Skills):

  • Arizona broker license preferred, Arizona real estate license required.
  • Minimum of 5 years’ experience in commercial real estate development and acquisition.
  • Minimum of 3 years’ experience with lease and contract negotiation.
  • Big box retail development experience is required.
  • Strong understanding of financial modeling.
  • Strong familiarity with MS office, CoStar and DocuSign.
  • Excellent organizational, analytical, and communication skills.
  • Valid drivers’ license and clean MVR.
  • Must maintain auto insurance at all times which is equal to or in excess of the state minimum.
  • Ability to pass a background check and drug screen, where applicable for position.
