The #flighttoquality series returns! Take a look at Downtown Detroit's Capitol Park. This is now a beautiful public space with a great roster of retail and office tenants. Lo and behold, quality buildings attract quality tenants...
Capitol Park up to about maybe eight years ago was a tough part of town, and that's being polite. I keep things pretty family friendly on these posts, so let's just say the atmosphere here was anything but family friendly. Think of NYC's Times Square in the 1970s. The sites, the sounds, and the smells got pretty rough in a big hurry.
Today, we have upmarket apartments built by Broder Sachse Real Estate and a few others. Class A tenants like PEA Group, Rehmann, District by Design, and Gensler are in the neighborhood. Also, the food here is top notch: Dessert Oasis, Cannelle, Layla, La Lanterna, and Prime & Proper cover all the bases—from coffee to steaks.
Walking through this area in 2012, it would be impossible to imagine what's been accomplished now. Capitol Park demonstrates in no uncertain terms that the flight to quality dynamic only works when there's quality places to go. Without the investments in the public infrastructure and some visionary developers taking some calculated risks on some of these great old buildings, none of these tenants would ever have even though to come here.

I’ve been the Executive Director and official spokesperson for the modular construction industry for a little over 19 years. For the first half of my time in this industry, most of the modular buildings we saw were 1-3 stories. On occasion, we would see a four even five story project! When Deluxe Building Systems dropped seven stories in New York City with their “Stack” project, I thought we were really something.
Soon, we began to see 17 and 21 story projects popping up in England and had to take a trip there to check it out. Back in New York, the highly publicized Atlantic Yards 32-story modular project set the new standard for the tallest modular building in the world – until that too was surpassed in England and Singapore.
A majority of modular projects are still 1-3 stories, but many more are now 4-7 stories in height. But I never thought I’d see that day when a 13-story modular building was under development and very few in the industry even noticed.
It used to be ground-breaking industry news if someone did a 13-story modular project. And it used to be ground-breaking news if a top 10 GC started using modular construction. And a modular project built to Passive Haus and LEED Platinum? And a project where forty-seven units will house the previously homeless in NYC while forty more will be for low income?
Well, here we are. Gilbane Development Company is doing exactly that – a 13 story Passive Haus, LEED Platinum project to house the former homeless and low-income residents. Great work Gilbane Building Company!
I can’t wait to see what this industry does next!
