Everything you need to know about down payments on a property purchase: Saving for down payment can be one of the most difficult things to do, but with proper planning it’s a life-changing achievement. First off: 1️⃣ You’ll need 5% down minimum, and upwards of 20% down depending on the property and if you want to avoid the mortgage default insurance fee. 5% down on the first $500,000, 10% on the next $500,000, and 20% down if the house is $1M+. You’ll get charged a mortgage default fee if you put down less than 20%. Now: When do you need to pay for it? 2️⃣ On my end (as the broker and for the lender), we need to see the paper trail for it at minimum 15 business days before the closing date. This means that you shouldn’t move the funds around – keep them where they are so that you don’t add more paper trails. 3️⃣ For the lawyer (for the actual deposit), it’ll be due within a few days of the closing date. That’s down payments in a nutshell. If you’re saving and have questions about how much you’ll need – ask me!
