FAIR HOUSING & MAINTENANCE AJ Employment Services Maintenance technicians working at apartment buildings must abide by fair housing laws to ensure they do not discriminate against residents or potential residents. The Fair Housing Act in the United States, for example, prohibits discrimination in housing-related activities based on race, color, religion, sex, disability, familial status, or national origin. Here are some key rules and principles that we train our maintenance technicians to follow in order to comply with fair housing laws: 1. Equal Service: Maintenance technicians must provide equal service to all residents. They should not delay, deny, or provide inferior service based on any of the protected characteristics. 2. Accommodations and Modifications: Technicians must accommodate residents with disabilities when requested and reasonable. This can include allowing modifications to apartments, such as installing grab bars in bathrooms or ramps for wheelchair access. In some cases, the resident may be responsible for the cost. 3. Privacy and Respect: Maintenance staff should respect the privacy of all residents and follow proper procedures when entering apartments, giving proper notice unless it's an emergency. 4. Harassment and Discrimination: It is illegal for maintenance staff to harass or discriminate against residents based on protected characteristics. This includes making derogatory comments, displaying discriminatory symbols, or engaging in any behavior that could be perceived as biased. 5. Consistent Policies: Maintenance requests should be addressed in a consistent and fair manner. Policies regarding how maintenance requests are processed and prioritized should be clearly communicated to all residents and applied uniformly. 6. Documentation: Proper documentation of maintenance requests and actions taken can help protect against allegations of discrimination. It's essential to keep detailed records of all interactions and services provided. 7. Training: Many property management companies require maintenance technicians and other staff to undergo fair housing training to ensure they understand their responsibilities under the law and how to avoid discriminatory practices. Vacancies and rent in the metro Denver area remained relatively steady in Q3. The latest report by Metro Denver (via DenverGazette.com) shows that the vacancy rate was at 5.4% in Q3, delivering only a slight decrease over Q2. The average rent moved up by 0.5% from Q2, and 1% YOY, to $1,888 a month. Meanwhile vacancies across Denver are looking pretty good with four of the city's six counties experiencing a decrease.
