The deal negotiated exclusively by Mike Walsh and Peter Court of Cushman & Wakefield, marks their third suburban office park transaction this year alone. Another M&A deal in the UK REITs space as LondonMetric Property PLC (LMP) looks to acquire LXi REIT PLC. This highlights yet again how the sector has suffered from a lack of scale, thus limiting access to wider pools of capital, and with it growth. “One of the biggest challenges for the UK-listed property [sector] is lack of scale,” said Colm Lauder, principal at consultancy Lingard Capital Advisers. Blackstone, through the Blackstone Real Estate Partners X fund and its Blackstone Real Estate Income Trust, has reached a deal to purchase Tricon Residential for $11.25 per share, or $3.5B in cash, the firms announced Friday. The price amounts to a 30% premium on Tricon’s Jan. 18 closing price on the New York Stock Exchange.
