Don't worry about maintenance items under $10 (like light bulbs). We use what I call an 'ammo box'. It's a simple yet effective way to keep extra items on hand. BUT you got to know exactly how much of each item to keep in there and outline this in your lease - like the number of light bulbs, rolls of toilet paper, extra batteries, and so on. Where do you start when analyzing a property for short term rentals? We always look at properties as long term rentals first. If it will cash flow as a long term rental, we will then begin to analyze the properties’ short term potential. We use AirDNA.co to start that process. It gives us a snapshot of what the market looks like and a suggestion of earning potential. We take the next step by going to Airbnb and Vrbo to look at the competition this data is being pulled from. What do they look like? What do their calendars look like? Some markets are saturated, driving pricing down. You will need to differentiate and create a market within a market.
