Several factors contribute to this shift: Interest Rates: a. Cooling inflation. b. Rates descending since October. c. Credit formation resulting in a 200 basis points reduction in borrowing costs, prompting a rise in transaction activity. New Construction: a. Core sector construction down 30-70% compared to two years ago. b. This decline is anticipated to drive a more pronounced recovery. Strategic Investment Locations: a. Data Centers identified as the fastest-growing asset class. b. 2% vacancy rate. c. 25% rent growth. d. 10x the demand compared to five years ago. e. Aligned with the ongoing AI revolution. Meghji emphasizes the attractiveness of Data Centers and Warehouses in the long term, citing a shortage of capital pursuing these opportunities and a scarcity of liquidity, resulting in reduced competition. Major tech companies committing substantial capital to their digital infrastructure over five years is expected to drive further demand for data centers, requiring "Scale Capital" in the billions for effective capitalization. He notes that the necessary elements for success include land banks, access to power, and strong relationships with major tech companies. Blackstone's acquisition of QTS Data Centers, with a development pipeline increasing from 1 billion to 18 billion, reflects their commitment. The growth in installed capacity by six times within 3-4 years underlines the potential of this venture, situated within the Global Opportunistic Fund with an IRR in the mid-teens. Additionally, Blackstone Real Estate Income Trust (BREIT) has strategically invested in warehouses, data centers, and rentals, particularly in the sunbelt, the fastest-growing region in the country.
