Happy Monday! I’ve been interviewing candidates for open positions lately and continue to run into this VERY unusual myth, which is as follows: “If you one decides to work for #Greystar, they are a 3rd party group and there’s no true job stability. You can be without a job at any moment..” You think so? I’m an example of the exact opposite. If you are in the market for a new position and your direct boss or someone in a leadership position says this to you, leave a fast as you are able. Not only about Greystar, but any other 3rd party group. At #Greystar, we retain just about 99% of our employee’s on any given sale or disposition. It is very rare that our team members transition out unless it is something that the individual feels is best for them. Plus, our pipeline is ridiculous. For example, we just joined forces with Wood Residential. As someone who spent the majority of his career with owner/managers, I know first hand that this “myth” is NOT true! If anything, Greystar is where your career goals are fast-tracked. You don’t have to spend 2-5 years in one position before moving to the next. And, we’re the largest company around, which means you can transfer ANYWHERE in the WORLD! My business partner, Kent, and I realized that to sustain and accelerate our growth, particularly on the property management side, we needed a Chief Operating Officer (COO). Hiring a COO is a critical and significant decision, involving a lot of responsibility and investment. We knew that 2024 would be a year of focusing on operations due to the economic slowdown, increased competition, and slower rent growth. Initially, we drafted a plan for hiring a COO over six months, but after some reflection, I proposed to Kent that I take on the role myself. This decision led me to move to Houston, where I now live on-site at one of our properties. Being closer to the action allows me to implement changes more effectively and foster our company culture directly with our teams. Previously, our property management and private equity businesses operated under separate names—Radiance Living and Lone Star Capital, respectively. Recognizing the need for unity, I rebranded Radiance Living to Lone Star Communities, aligning our operations under one identity to improve communication and efficiency. Since arriving in Houston, I’ve been meeting with our property managers and on-site teams, sharing our vision and empowering them to take on more responsibility. The response has been overwhelmingly positive, with many excited about the changes and the empowerment they are receiving. This is just the beginning of our journey. We have a detailed plan ahead, and I’m optimistic about the future as we continue to grow, solve problems, and strengthen our operations.
