#tbtToronto Looking for a starter house? 😉 Back in 1965, owning a home like this was the suburban dream. This architectural style is known as the Victory House, or Strawberry Box House. “Almost a million of these homes were built in Canada between the Second World War and the early 1960s to accommodate the country's burgeoning population. Originally designed for the Wartime Housing Corporation, their uniform design and dimensions made it possible to pre-fabricate many of their elements off-site and assemble them quickly. A basic Victory House was a simple one-and-a-half storey box meant to provide for housing needs as quickly as possible, but homeowners could modify it later to add a garage, a porch, or an additional room. Neighbourhoods of Victory Houses sprang up in areas that were then the outskirts of cities, creating the suburbs we know today. They were often situated on generous lots, originally intended to provide their residents with room for a victory garden. The idea was to make veterans more self-sufficient as they navigated their re-integration into the Canadian economy. The wide lots also proved to have another consequence: urban sprawl. Thousands of Victory Houses can still be found across our city, though many have been knocked down to build larger residences. This one used to stand on Clanton Park Road in North York. Bazbaz Development is set to redefine the skyline of Wynwood with a groundbreaking proposal for a 48-story apartment tower, marking the tallest project ever envisioned for this vibrant Miami neighborhood. Leveraging the opportunities presented by the Live Local Act, this ambitious project will significantly elevate Wynwood's residential landscape. Project Highlights: Location: The development will occupy a 1.5-acre site at 2110, 2118, and 2134 North Miami Avenue, and 2101, 2129, and 2135 Northwest Miami Court. Scale: The 755,700-square-foot project will feature 544 units, offering modern living spaces in a dynamic area. Parking: The plan includes 321 on-site parking spaces, with an additional eight off-site spaces. Community Impact: At least 40% of the units will be designated for households earning no more than 120% of the area median income, ensuring affordable housing options. The Live Local Act allows developers to exceed local zoning limitations in exchange for providing affordable housing. Under this legislation, Bazbaz Development's proposal, which stands at 48 stories, could have been as tall as 60 stories but already surpasses Wynwood's current 12-story height restriction. Broader Impact: The Live Local Act has sparked numerous development proposals across South Florida, aiming to address housing affordability while encouraging urban growth. Other notable projects include Moderno Development Group's 27-story 500 Art Lofts in Fort Lauderdale and Whitman Family Development's mixed-use project in Bal Harbour, which has generated considerable community discussion. One of my fascinations within the built and social environments is the idea of meantime uses. Even before formally practicing real estate in the urban core, it's always been hard to resist walking by a vacant commercial space and not envision what could be built out to breathe life into a block. The Project for Lean Urbanism provided some framework for meantime uses, calling them "quick, temporary, and inexpensive strategies to activate underutilized properties when a weak market doesn't justify more substantial investment." Smart cities are popping up everywhere, with all sorts of camouflage: "In Sen̓áḵw’s case, it’s Indigenous by design, whatever it might look like to others. The project offers exciting architectural possibilities which could be replicated elsewhere by Indigenous leaders: a focus on communal public spaces rather than private yards, walking paths over parking spaces and the incorporation of Indigenous languages and designs reflecting thousands of years of site-specific history. And rather than taking an incremental approach to development, with concessions to nearby homeowners, the projects at Sen̓áḵw, Iy̓álmexw and Heather Lands consider the entire community—including those who don’t yet live there, and those often marginalized by city planning, such as renters, non-drivers and, obviously, Indigenous people."

Tactical urbanism is great. It allows for quick fix, trial of an idea and reminds every citizen that public space belongs to them and they have some power to influence outcomes. However, tactical urbanism can only get you so far. For full shakeup of status quo, we need bold strategy, political will and decisive action.
