This follows the closing of the first phase in December 2023, marking significant progress in the development of this essential housing initiative Phase two introduces 175 new residences with one, two, and three-bedroom floor plans, offering affordable housing options at 30%, 60%, and 70% AMI. Construction for phase two is scheduled to begin in early July, with plans to welcome residents by December, 2025. Communal Facilities in Apartment Developments. With undersupply and cost the two driving factors in apartment developments what role do communal facilities play and do they still exist. If we are to look to the past to assist in solving our current problem, then a debate around these facilities is a must. · All facilities large and small are a burden on a development feasibility · Location critically impacts acoustics, façade types, access requirements, structure and services. Exponentially increasing costs when located in complex areas. · Do they actually assist in apartment sales or is it a myth that became a must have. Typical Low-mid rise apartment buildings from the 1950’s through to 1970’s had minimal communal facilities with primarily the only facilities being shared laundries and drying areas. The current markets and standards have changed since then, with “facilities” having morphed into the more palatable term of “place making”. Prosper Communities leads $1.4M renovation of Ravine Apartments in Silverton - Prosper Communities held a ribbon-cutting ceremony Friday, Nov. 3, for the Ravine Apartments, a 24-unit apartment community located at 6917-6919 Montgomery Road. The Ravine was formerly a motel built in 1961, according to Prosper’s principal, DJ Hume. In its lifetime, the building was renovated from a motel to apartments. Prosper went a step further with a complete gut-remodel once it acquired the property in March 2022. "The main goal of this project was to bring the life back to this building, but also into the community," Hume said in a statement. There are two two-bedroom, two-bath units. There are four micro-studios that include Murphy beds, and the rest of the apartments are one-bedroom units. The units are an average of 600 square feet with rent averaging $900 a month. Another idea behind the project, according to Hume, was to create a small, Class A apartment community without the massive rents that some larger developments in the region see.
