Let's debunk a common myth that often circulates: the notion that if you're not a first-time homebuyer, you're obligated to cough up a hefty 20% down payment for your next property. Well, let's set the record straight—it couldn't be further from the truth! Here's the scoop: as long as you're purchasing a property to call your own cozy abode, you have the flexibility to opt for the minimum down payment. And guess what? This rule isn't exclusive to first-timers—it extends to everyone! Just a friendly reminder: the minimum down payment requirement stands at 5% for the first $500k, 10% for the portion between $500k and $1M, and 20% for anything beyond a million. Whether you're a seasoned homeowner or dipping your toes into the realm of property ownership for the first time, this adaptable down payment scale paves the way for endless possibilities!

Remember in 2023 when the most popular first time home buyer program ever, California Dream for All, launched? The government expected funds to last up to 6 months but within 11 days all 300 million in funding was used up. Along with going way to quick there were a lot of other logistical issues that came up for buyers and lender so this year, 2024, they are releasing another round of funding and changing things up with how people qualify as well as how the funds are distributed. To go over all the info we currently know about this new round of funding, I sit down with Mike LaSalla from Loan Depot and he talked about: ✅ The requirements to qualify ✅ How the process works to submit an application ✅ Reviews other downpayment assistance programs for first time homebuyers in case they can't get this one If you are a first time homebuyer definitely make sure you check this episode out today because funds will go quick once the applications open up.
