Same week of closing BOOM! We can’t close… At this point, we’ve been delayed more times than I can count with various things outside of our control. And yet another curve ball came whirling towards us. The seller had been hiding a bankruptcy and title caught it. 🤦🏽♀️ The ball is now in the hands of the attorney to help clear this up. We work it out to get the ball back up and rolling. Fast forward several weeks and we get cleared to close. Anytime you are purchasing a property, you always want the title to be free of all liens and encumbrances. It’s very important to read through all documents and especially the title policy to ensure anything that you are unsure of gets addressed. In this case there was a small check cashing lien that was placed as the money due was not paid. There was an approx $50K lien for another loan (not a mortgage.) And I also make sure and check the easements and survey to ensure that there’s nothing built somewhere that I am obligated to fix. So if anyone ever tells you real estate investing is really easy, they’re not wrong. They’re also not right either. Do your homework. Dig. Dig. Dig. #realestate #realestateinvesting #multifamily

Over two years ago, Adam and I took the leap and put down a 10% deposit on a piece of land waiting to be subdivided. Fast forward to yesterday: we’ve officially settled and are now proud landowners—and yes, owners of a hefty mortgage too! 🎉🏡 It’s been a journey filled with high expectations and a lot of planning. We even got the green light to start early, thanks to the developer’s approval. But how did it feel at settlement, this long-awaited milestone? Honestly, it was a bit of an anti-climax. It was Monday, after all—not exactly prime time for celebrations! I ended up toasting our future with a beer while making dinner, waiting for Adam who was still out there, working into the night. Life continues on, and it’s as busy as ever, juggling both rent and a mortgage now. And since we’re building from scratch, settlement looks a bit different - there’s no shiny new house to move into yet, no big moving weekend or that special period of nesting. That excitement comes much further down the line. But here’s the thing: every day, we’re a step closer to our dream. The grind is real, but the reward at the end will be so worth it.
