Completely agree with Drew’s sentiments. Real estate is nuanced. There’s only one buyer for every asset. When you are formulating your marketing strategy, what is the bull case for owning in this market? If the buyer is not a local, which is normally the case, your job as the broker is market education. Spend time understanding the developers hurdles in getting the project approved. What were and continue to be the barriers to entry? Many brokers rush to market without sufficient research in to what makes each indivudual property unique. This is typically because they’re in a volume based machine and have no other choice. If you’re signing a rep agreement to sell your asset, help educate the broker. Tell them the “story” of your asset. Help them understand the market and drivers. Then point them in the right direction to find even deeper information. For instance, a local realtor. Selling a property is a team approach. Align with the brokers you hire to sell your assets. If they value the assignment, they will do the legwork needed to shine your asset in the brightest light possible. Cheers

**Jollyes reports record Christmas trading as it looks ahead to 100th store opening** Jollyes- The Pet People has reported record Christmas trading with a like-for-like sales increase of 13% in the five weeks to 31 December. Total sales grew by 25% in the period as the pet retailer continued to invest in value and its services. Jollyes delivered its strongest ever seven-day trading period in the final week before Christmas when it attracted almost 45% more customers than in the same week in the previous year. On a like-for-like basis, customer numbers were up by 26%. In addition to the festive trading figures, the retailer has announced that it will be launching new stores in Belfast Connswater, Newport and Rotherham in February and March. The shop in Newport will be Jollyes’ 100th location when it opens on 1 March. Since the beginning of 2022, Jollyes has doubled the size of its estate with the opening of 34 new stores. It's been a crazy week but I didn't want too much time to pass before celebrating Raleigh Reign's THIRD Retail Operations Gandalf win for 2023! It also happens to be our SECOND win in a row, but more than that it's personally my FIFTH Gandalf win since starting with Broad River Retail in March 2022. More than the competitive nature, I love how this highlight of performance has recently shown a strong presence of success for the Retail Operations Wizards and an even stronger show of development in each individual store's performance as the months proceed. The competition gets fiercer as each month passes, but that only shows how this fantastic group of perfectionists are further honing in and furnishing memories for the teams and guests alike by ensuring orders are accurate and fulfilled without issue. The dedicated HMV sections in Toys “R” Us locations will not promote competition between the two, as the offerings are different but complementary, and will create a secondary revenue stream for the #retailer who is part of Putnam Investments. Putnam Investments owns Sunrise Records and Entertainment, alongside Toys “R” Us Canada and Babies “R” Us Canada, which were purchased in August 2021 from Fairfax Financial Holdings Ltd., Everest Toys, FYE, T. Kettle, and Rooms + Spaces.
