“Housing needs to be designed to meet the needs of people at different life stages and abilities. Public-facing amenities can be an important part of the equation with benefits for project success and quality of life for older adults," our own Matthew Norris, senior director for the Randall Lewis Center for Sustainability in Real Estate, told Fast Company. The Google Bay View Campus was a finalist for the ULI Americas for Excellence for its vision to redefine how buildings integrate with nature. Spanning 1.1 million square feet across three buildings, Bay View has achieved LEED-NC v4 Platinum certification and is the world's largest net-zero water project. Situated adjacent to the San Francisco Bay, Bay View prioritizes water sustainability. All non-potable water needs are met using recycled water generated on-site. The campus also embraces biophilic design principles, incorporating natural daylight, abundant greenery, and views from every desk to enhance its occupants' mental health and well-being. The Urban Land Institute Foundation has received a generous $1 million donation from long-time ULI leader and trailblazer in multi-family and residential real estate, James D. Klingbeil, through the Klingbeil Family Foundation. This incredible gift will boost ULI's Advisory Services program, which has been providing land use solutions to cities and communities for 75 years. ULI’s Advisory Services program brings together top minds in real estate to tackle crucial issues like downtown revitalization, affordable housing solutions, economic growth in industrial towns, and more to ensure that communities can benefit from land use best practices for generations to come. The program has advised over 700 communities, formulated revitalization strategies in over 400 downtown areas, and created pathways to transform nearly 100,000 acres of parkland. Last week, at the ULI mid-summer gathering in Oklahoma City, local officials and ULI members shared the remarkable story of the city's resilience and rebirth. From the harrowing moments of the Oklahoma City Federal Building bombing to the efforts to revitalize downtown, the panel shared their experiences on how a community overcame tragedy and rebuilt from the ground up. The panel included members of ULI’s 1995 Advisory Service Panel— Jim Klingbeil (Chairman of Klingbeil Capital Management and former Chair of the ULI Foundation) and Lynne Sagalyn (Professor Emerita at Columbia Business School)—who played pivotal roles in developing strategies for reconstructing the downtown core. Their insights, combined with the expertise of industry leaders from Oklahoma City—A J Kirkpatrick, AICP (ADG Blatt), Ronald Bradshaw (Colony Partners), and Cathy O'Connor (COalign Group)—provided a profound understanding of urban resilience and community strength, honoring the past while moving forward. ULI’s Advisory Services remain one of the most important ways for urban development professionals to give back to communities through donating their professional time and providing creative and holistic solutions that cities need today and tomorrow.
